MAINTENANCE DIRECTOR ROLES & RESPONSIBILITIES INCLUDE:
Overall responsibility for maintaining the community building, grounds and all related equipment
Oversee transportation, housekeeping, laundry and maintenance departments/tasks/staff
Complete all unit room turns within 72 hours
Ensure all vacant units are rent ready and prepped for scheduled admissions
Manage maintenance repairs, painting, carpet cleaning, and preventative maintenance throughout the property
Responsible for daily walk through of property to ensure safe and homelike environment
Complete/schedule building inspections (elevator, sprinkler, fire, life safety) per regulations
Be on-call for maintenance issues, weather emergencies, or building emergencies as assigned by Executive Director
Oversee and track work order system – ensuring recurring issues are identified and corrected
Assist with routine maintenance and ride schedule of transportation vehicle
Assist with IT (internet, phone, cable) issues and support – outsource as necessary
Assist with life safety system (emergency alarm, nurse call) issues and support – outsource as necessary
