General Summary:


The Director of Facilities & Sustainability will work with managers, employees, and customers to address the organization’s approach to environmental responsibility with the goal of minimizing the company’s environmental impact. The Director of Facilities & Sustainability leads market development and asset management functions with the goal of identifying real estate opportunities, optimizing resources, and enhancing employee and customer experiences. This role champions sustainability through experimentation within Goodwill’s social enterprise operations.


Supervisory responsibilities:


  • Recruits, interviews, hires, and trains direct reports.

  • Oversees the daily workflow of their department.

  • Provides constructive and timely performance evaluations.

  • Handles discipline and termination of employees in accordance with company policy.


Principal Duties & Responsibilities:


  • Directs real estate development projects from initiation to operations handoff.

  • Manages operational matters associated with building systems, services and maintenance, operating policy and procedures and maintenance staff in a multi-facility environment that includes commercial, office, and residential facilities.

  • Leads the REDFM function to achieve maximum market penetration for GSCW operations.

  • Prepares documentation required for real estate closings, commercial leases, and exhibits.

  • Works with GSCW legal counsel as needed on real estate contractual issues, transactions, and financial obligations, etc.

  • Ensures accurate property records are recorded and maintained.

  • Leads facilities function to strengthen image and branding while maintaining high property standards.

  • Market demographic research and analysis for GSCW market development initiatives and site evaluations.

  • Recommendations on property acquisitions and potential excess property dispositions of excess properties.

  • Assists with recurring financial review and coordination with accounting of rents, mortgages, CAM reconciliations, taxes, repair and improvement requests and invoices received to ensure accuracy and completion.

  • Contributes as needed on communications with landlord and leasing agents on lease negotiations, lease agreement questions, leasehold improvements, and the acquisition of improvement funds.

  • Recommends, selects, and works with various applications for asset management, mapping and demographic applications to optimize system value and workflow efficiencies.

  • Conducts tours and presentations to business partners and other stakeholders on GSCW property and real estate development activities, and to promote the sale or lease of properties.

  • Works closely with finance firm to track property profit per square foot periodically to insure continued profitability.

  • Contributes to the measurement of annual profit per square foot, donor penetration, donor opportunity gap analyses, ROI of capital investments in properties.

  • Write demographic analysis reports.

  • Develops real estate department and capital budgets as part of the GSCW planning process.

Requirements:


Knowledge, Skills & Abilities Required:


  • Excellent verbal and written communication skills.

  • Excellent organizational skills and attention to detail.

  • Presentation skills required to deliver proposals to varying groups of individuals.

  • Creative problem-solving and analytical skills, strong negotiation skills, along with analytical and report writing.

  • Thorough and current knowledge of sustainability practices, and applicable laws and regulations.

  • Proficient with Microsoft Office Suite or related software. Effectively use computer applications including asset management software, mapping service software, and demographic software.

  • Ability to create, interpret, manage department budget, and accounting practices and procedures relative to capital assets.

  • Knowledge of commercial real estate agreements, lending laws, closing documentation, procedures, real estate valuation, appraisal practices, access real estate and government property records.


Travel Required:
Ability to travel up to 40 %.


  • Required education and/or work experience:

  • Bachelor’s degree in related field preferred

  • Professional certification is preferred

  • Five years in increasingly responsible multi-site business leadership is preferred
