Overview


The Asset Manager will be responsible for working as a member of the Senior Living Asset Management team to maximize the performance and value of a portfolio of senior living assets. The Asset Manager is responsible for analyzing and interpreting operating results and developing business plans to maximize revenue generation, ensure cost controls and determine appropriate capital investments. The Asset Manager will work closely with the Asset Management team, REIT management team and Senior Living Operators to ensure the business plan is implemented and performance is on target.


Responsibilities



  • Analyze and interpret properties’ monthly financials, including income, expenses, cash flow, and capital expenditures to understand how they are performing against budget, market and industry benchmarks.

  • Work with Senior Living Asset Management team and Senior Living operators to establish long-range and short-term business plans to optimize performance and measure progress toward plans for individual properties.

  • Work closely with Senior Living Asset Management team and Senior Living Operators on Annual Budget/Reforecasts– make revenue assumptions, work together to develop Capital/One Time Expense Plan, review expense assumptions.

  • Develop market studies to be used in valuations, budgets, and investment analysis. Have a solid understanding of markets and market trends, including demographics and changes in supply and demand to identify, summarize and communicate key information.

  • Monitor capital improvements to ensure they are on time and on budget.

  • Develop/update valuations as part of the preparation of annual business plans.

  • Perform periodic property site inspections to ensure property performance against plan.

  • Consult with Senior Living Asset Management team and REIT management team to attend:

    • Market events (broker overviews, market recaps, industry events)

    • Periodic building/market tours


  • Complete ad hoc analysis and special projects as required.

  • Look to Senior Living Asset Management Directors and REIT management teams for guidance on complex issues.

  • Other ad-hoc analysis/reporting.


Qualifications



  • Bachelor’s degree – Minimum 3.0 GPA. Preferred course of study Business Administration, Real Estate or Accounting/Finance. Advanced degree a plus.

  • 5-10 years’ experience within commercial real estate, preferably in Senior Living, accounting, and/or financial analysis.

  • Solid understanding of real estate finance fundamentals. Working knowledge of property-level financial statements and the ability to understand complex pro forma models.

  • Familiarity with capital expenditures and improvements.

  • Excellent written and oral communication skills.

  • Flexibility and exceptional organizational and follow-up skills.

  • Self-motivated, with the ability to work in a fast-paced, team centered, results-driven environment.

  • Proficiency with Microsoft Office products (Word, Excel, PowerPoint and Outlook), Yardi or similar accounting software, database management & reporting.
